Route 1’s 2019 Real Estate Market
2019 started with a bang! Buyers were out in full force in the spring, creating a strong seller’s market. Things leveled off in the summer making it a better time for buyers. There was an active fall market with plenty of fresh listings and interested buyers. As expected, there were fewer transactions as the market wound down for the holidays.

1. Appearances Matter
Homes that are properly prepared and priced correctly fly off the shelves! With the right appearance, your house will spend only about a week or two on the market, possibly after receiving multiple offers.
Since most buyers today start their search on-line, it is an absolute necessity to have great photos and that can only happen if your house is clean, in good shape and staged pleasantly. Buyers looking for houses along the Route One corridor are determined to finds homes in our neighborhoods. Time and time again they are willing to forego size and work within the parameters of our older housing stock to gain a better quality of life.
Walkability, access to public transportation, reduced commute time, neighborhood events and a commitment to the arts and local, small businesses are just some of the reasons that our neighborhoods are so attractive.
3. Many Possibilities at Many Price Ranges

In the meantime, if you’re trying to narrow down your search area, know that prices tend to be higher in University Park, Hyattsville (between Queens Chapel Road and Route One) and the Calvert Hills neighborhood. There are really great, lower price point options in Riverdale, Berwyn Heights, Greenbelt and the Hollywood neighborhood of College Park.

Hmm… Something went amiss on my above comment. So, trying again: why does on have property taxes of less than $2,000 while the other has PT of over $10,000? (They both seem fairly comparable .)

It looks like one ($1400) is a new construction on an empty lot. The PT is low because there was no previous construction there, and the tax amount reflects only the value of the land. The other property ($11,600) is based on an existing property last sold in 2016. The lower PT property should go up when the property is next assessed.

Why for last two houses in Hyattsville, the two highest sales, and both somewhat comparable, does one have property taxes of $10,000?
